This hotel is located in a perfect location for tourists who want to explore Rome. It is in walking distance of most of Rome's historic sights and offers great views of the Spanish Steps. the rooms are spacious and clean, stocked with all the necessary amenities. Breakfast is served in the room and is quite satisfying. One can enjoy croissants, bread, honey, marmalade, juice.
It's difficult to locate the entrance initially, as there is no sign or label outside.

The hotel was superbly located and our room with a view of the spanish steps was extra special. Francesa at the front desk was absolutely charming, accomodating, and attentive. We could not thank her enough for her warm smile and kindness and she made our stay memorable.

The location is incredible. You could not ask to be closer to the Spanish steps than this hotel. The staff are so kind and hospitable. The room is a good size and very clean. The bathroom could use a makeover and that would be the only negative thing that I could say about this hotel. But when in Rome, how much time does one spend in their room anyway.

We had a fantastic stay in this centrally located hotel, next to the red line Spagna metro station. It is clean, quiet, and close to the main attractions. The hotel itself offers great facilities and the staff is very accommodating. We found the transportation to be very convenient as this hotel is located right beside the Piazza di Spagna. In addition, the hotel provided breakfast and the towels were replaced daily. our stay was perfect and we would recommend this hotel.
There was nothing we didn't like about this hotel or this city.

Very small hotel with breakfast served in room room overlooking spanish steps on fourth floor with lift available staff friendly and helpful

Great location overlooking the Spanish Steps and close to many restaurants and bistros. Easy walking distance for the major sites. We arrived on Halloween which meant the Steps were busy and lively late into the night but triple glazing meant the room was very quiet. Breakfast served in the room at time to suit. Free to come and go as please although reception is not manned for very long. Room was comfortable and clean although the bathroom needs a little attention on the detail E.G. plug for sink.Would definitely stay here again.
Essential that you stick to your arrival time or you could have a long wait.Althought details show check in is up to 9.30 P.M. it is not manned and not possible to gain entry to the hotel. Signposting for the hotel on the outside of the building is not good so despite its obvious location it was tricky to find the entrance.

I absolutely loved the location of this hotel. It was so close to everything we wanted to see and do in the city. The Spanish Steps were just a stone's throw away, and we could easily walk to the Coliseum and the Vatican in under 20 minutes. The convenience of being near the Metro station made exploring the rest of Rome a breeze.
All was just perfect.

We loved being a part of the "Spanish Stairs"......the location is perfect for viewing, dining, visiting the Bars/Ristorantes, etc. We were essentially autonomous, in that we were without any staff after 4:00pm daily. The location is right at the Metro (Red Line) Station........and it is very convenient to access virtually all of Rome via the Red or transferring to the Blue Line........Very simple. We were more than pleased with this b & B........
We found the bathrooms to be in need of updating and, in our case, repair. The staff did move us to another room, which was fine. No staff or services after 4:00PM.........Being in a foreign city for the first time, it took us time to get used to the autonomy.......but it was fine. Be sure to inquire about the bathrooms before booking......

The staff are friendly and helpful. The room is clean and comfortable. The view and the location is excellent.
In the hotel websit, it should state that the hotel is on the fourth floor of the building and we need to use the lift to reach it. At first we could not find the hotel, looking for a lobby on the ground floor.

Best location in the heart of all the action! Steps away from the most iconic points, the hotel has a perfect location for anyone visiting the city. the staff was very friendly and accommodating. the rooms were clean and had all the necessary amenities for a comfortable stay. the breakfast was simple but satisfactory and delivered to the room. the hotel had free Wi-Fi and a subway station nearby.
Dislikes would be the small size of the ensuite shower and the absence of a toilet roll holder, which made the bathroom feel a little cramped. Nonetheless, these are minor issues and did not affect the overall experience much.

The location next to the Spanish Steps is centrally located and within 1 minute of the Metro station allowing for ease of travel throughout the city of Rome. Was very quiet and the staff was very helpful and friendly. No wi-fi but does have cable at reception desk for internet access. Very nice breakfast served in the morning too.
